What are the Condominium Fees? Fees are considered to be very reasonable compared with similar properties in the Denver area. HOA dues are paid to both the Residential Association and the Master Association. Monthly HOA dues and Master utility costs are charged to unit owners based on the square footage of their individual unit and appear in a table at the end of the Residential Declaration and Master Declaration. The Residential HOA dues are a fixed monthly cost covering both the Operations Assessments and the Reserve Contributions.
The Master Association operates and maintains all parts of Penterra Plaza that are shared by the office, retail and residential associations, i.e. parking garage and surface lots, landscaping, snow removal, etc.
In addition, the Master Association also maintains some common services such as the boiler and chiller that support heating, air conditioning, and domestic water uses.
Xcel Energy bills unit owners directly for the electricity actually used within the unit through the HOA.
